Wednesday night's Jackson Township Zoning Board agenda includes an application to demolish an existing single family home and a secondary structure, to be replaced by a synagogue and a mikvah.
In November 2021 Jackson Township Code Enforcement Officer Ralph Seda issued a notice of violation to Chana Siegel, owner of a single family home located at 950 Maplehurst Avenue, for operating a school in her home. More specifically the notice of violation cited an illegal change of use, in violation of Jackson Township ordinance 244-23.

Yeshiva Chemdas Hatorah secured an educational campus approval back in 2017 but is now proposing to build a total of 250 housing units by way of 62 duplexes with basement apartments and one single family home, also with a basement apartment. Under R40 Zoning this property would otherwise only allow a total of 18 single family homes. All of this at the intersection of Cross Street and James St.

The Town of Orangetown could be interested in purchasing the former Nyack College campus if in fact the owners are willing to sell. The town has been negotiating with the Hasidic Yeshiva over a potential purchase of the holdings, offering between $63 million and $70 million, according to sources familiar with the negotiations.
On Wednesday July 20, 2022 Jackson Township Republican Municipal Chairwoman Clara Glory filed a Form D-2 with the New Jersey Election Law Enforcement Commission creating a Joint Candidates Committee in the names of Martin Flemming for Mayor and Alex Sauickie and Andrew Kern for Councilman, a campaign that she apparently intends to bankroll with a questionable Political Action Committee that is now under investigation by the New Jersey Election Law Enforcement Commission.
A plea agreement was reached on June 5, 2022 between the Defendant and the Township Zoning Officer whereby the Defendant agreed to suspend the activities that led to the summonses being issued and also agreed to pay a total of $1,699 in fines and court costs.

With each new application before the Jackson Township Zoning Board or Jackson Township Planning Board it seems that frustration grows. Whether it's for schools to be developed in a residential zone, a house of worship to be developed on an undersized lot or commercial development in a residential zone, passions run deep and at times tempers flair.
Martin "Marty" Flemming is no longer the reluctant Councilman, appointed to fill the unexpired term of Rob Nixon, but rather is now an assertive Council President who finds himself embroiled in controversy involving secret meetings with land developers, meetings that included Sean Gertner, the attorney that represents both the Zoning Board and the Planning Board (where Flemming is a member). The allegation; Flemming sought to make a backroom deal to influence the outcome of dueling applications pending before both land use boards, one of which he appoints the members to and the other of which he serves as a member. Literally in the back of a room.
A stubborn applicant, hellbent on using porous pavement as a part of its stormwater management plan, and opponents to that plan including the Planning Board Engineer, the public and the attorney hired by Save Barnegat Bay, squared off for four hours last evening with no decision on the D.R. Yet again a Lakewood developer, this time GM Lanes Mill LLC, will appear before the Lakewood Township Zoning Board seeking a use variance to develop 17.23 acres of land at a density rate of more than four times that which is permitted by current zoning.
Subsequent to the initial filing, an amended complaint was filed in January that alleges that Shore News Network defamed Mr. Mayweather and his business, Coliseum Barbershop and Hair Salon, which was at the time located in Brick. According to the complaint, the business has since been forced to relocate to Lakewood.
The short version is that the GOP in town is in utter disarray and the leadership, more specifically Clara Glory and Todd Porter, are either allowing the Shore News Network fake narrative to go unchallenged or they are conspiring with the editor of Shore News Network, Phil Stilton, to exact revenge against those who have risen up to challenge their leadership. Either way, Glory and Porter are doing irreparable harm to the GOP brand in their "anyone but Reina" campaign against the Mayor and if cooler heads don't prevail soon, the once powerful Jackson GOP will splinter and its influence over local, county and state policy will collapse. A Bill is currently making its way through the State Senate and State Assembly that, as amended, would establish a limited preemption from local zoning regulations for applications to convert certain office parks and retail centers into mixed-use developments. Office parks and retail shopping centers located within suburban parts of the State have been termed “stranded assets” and that one of the problems inhibiting the reuse or redevelopment of these properties is zoning regulations which restrict their development to a single land use. The Jackson Township Council tabled a sign ordinance that many of us consider to be overreaching. Prosecutors portrayed Timothy Hale-Cusanelli of New Jersey as an extremist, who hoped for a second "civil war."
